Notes
 
1. Successful tenderer shall apply for change of use at their own cost, if required.
2. Utilities including air-con and telephone charges are excluded from the gross rent and are to be borne by the successful tenderer.
3. Fitting-out plans are subject to landlord’s approval. Fitting-out costs shall not be less than $60 psf.
4. Shop specifications, estimated available date, floor plan and area are subject to changes and final survey.
5. Tenants are required to provide their own signage, flooring, false ceiling and second layer sprinkler system (design and method of installation is subject to Landlord’s approval.)  
6. Adjoining units at Level 1 (for Paya Lebar MRT Station) may be amalgamated.
7. Tenants are required to install stainless steel portable grease trap (for take-away) with mechanical oil-skimming device for automatic removal of grease and maintain on a regular basis subject to Landlord’s satisfaction.
8. Tenants are required to install a strainer at their floor trap in their unit and maintain on a regular basis subject to Landlord’s               satisfaction.
9. For units that are not equipped with exhaust and grease trap, cooking is strictly not allowed in the premises.
10. For take-away concept, only sale of pre-packed food and drinks are allowed. Cooking and preparation of food is strictly prohibited.
 
Tender documents are available for purchase at the following venue from Monday, 8 February 2010 (Mondays to Fridays) during office hours from 9.00 am to 5.30 pm (except lunch hour from 12 noon to 1.30 pm) at a non-refundable fee of $25.00 (inclusive of GST) per set, payable by cash or crossed cheque to “SMRT Investments Pte Ltd”.
