Utilities including air-con and telephone charges are excluded from the gross rent and are to be borne by the successful tenderer. |

Tenants are required to install stainless steel portable grease trap (for take-away) with mechanical oil-skimming device for automatic removal of grease and maintain on a regular basis subject to Landlord’s satisfaction. |

Tenants are required to install a strainer at their floor trap in their unit and maintain on a regular basis subject to Landlord’s satisfaction. |
